BUYER'S OBLIGATIONS
- Have an offer negotiated and accepted by seller.
- Deliver & discuss the contract of sale with your attorney for his approval.
- If you choose, have a personal home inspection done asap (this is highly recommended) --- cost is approximately $250.00.
- Resolve any contingencies.
- Arrange for financing if necessary. As part of this process you will pay the lending institution to arrange an appraisal of the property & to request a credit report regarding your financial situation. Your lender will also be able to explain the entire cash closing costs to you.
- Arrange & pay for 1 year hazard insurance. Also, arrange & pay for flood insurance if required.
- Your attorney will arrange the closing date after he has reviewed the title search, survey & your written commitment from your lender. He will prepare you for any items required & the exact amount of certified money needed at closing. This will include your bank-processing fees, mortgage down payment, attorney fee & any other required miscellaneous fees.
- Pre-closing inspection of the home.
- Call to transfer utilities (gas,
electric & water if applicable) in your name
as soon as you know the actual closing date.
