Here is a brief summary of the selling process:
- Have a market analysis done for your home.
- Value is based on recently sold similar properties in a close proximity to your location. With the proper information supplied to you, you will learn the value of your home and not guess at the value of your home.
- Pricing your home
- After understanding the value of your home, you must now price it accordingly. You must also understand the time frame it may take to sell your home. If you have a short time frame, you should price your home more competitively. Proper pricing of your home is critical!
- You may also need to coordinate your sale with the possible purchase of another home. Contingency purchases, reverse contingencies, or just non-contingent purchases are some of your possibilities.
- What are your selling (closing) costs?
- Expenses include search & survey update, transfer tax, attorney & broker fees, discharge of your mortgage & possible miscellaneous charges (ex. septic testing by the health dept., sump pump certification, etc.).
- You may also receive a credit for any unused portion of taxes that you have already paid for.
- Together, expenses & credits will help you determine the “net equity” of your home.
- What happens after you have a contract of sale for your home?
- Your attorney will need to review & approve the contract of sale.
- The purchaser usually does a home inspection within a short period of time after the fully executed contracts.
- The purchaser applies for his/her mortgage and waits for the lenders written commitment (this usually takes about 4 weeks).
- Sellers typically need to have their search and survey updated by their attorney.
- After all of the above is completed, your attorney, the banks attorney and the purchaser’s attorney will schedule the closing. This is approximately a 60 day event.
